From Super Yachts to Super Batteries – Investment in Newcastle and The Hunter is Booming

Newcastle and The Hunter is Australia's largest regional economy (by Signifcant Urban Area), generating an estimated GDP of $86Billion each year.  With close to 800,000 people now calling the region home, and with strong population growth ahead, the investment in the region is booming!

The following article highlights 15 key projects, representing an estimated $5Billion in new investment (some projects are underway, some planned).  The projects cover many industries - infrastructure, airport, ports, energy, education, defence, water, renewables, sport, entertainment, housing, maritime, tourism and health.

The diversification of the economic base in the region is immense, and this is a great sign for job creation and prosperity in years to come.  Home buyers and property investors can take comfort in the breadth and scale of the projects below, solidifying the base fundamentals for long term demand and capital growth.


Newcastle International Airport Development

Newcastle Airport’s brand-new Arrivals Terminal is now open, months ahead of schedule.  Over 314,000 hours of construction, this major project will help to support the continued growth of the Hunter region.

Flights to Bali and Perth taking off in coming months

With over 250+ flights every week, the airport is already offering great service to the largest regional economy in Australia.

Flights direct from Newcastle to Bali are planned to start  from 21 October, with direct Perth options expected to be available from September.

 

Waratah Super Battery - one of the most powerful energy storage batteries in the world - now TURNED ON

Operating at 50% capacity (370 megawatts), the battery is designed to back up NSW’s power grid.  The Hunter has long been a powerhouse in energy production for NSW, and this battery continues this legacy.

Expected to be fully operational by the end of 2025, the battery will be capable of powering more than 1 million NSW homes, and is designed to “…protect the network in case of an outage or a transmission line falling down or a power station tripping off.”

 

$87M Newcastle University New Campus Gains Approval

The NSW Government has approved the construction of the new City Campus for the University of Newcastle.

Estimated to be complete in 2027, the 445 bed, $87million project will be built at Honeysuckle and adjacent to the University's marquee Q Building - the architecturally designed 6-Star Green Star rated project.

Broadmeadow Place re-zoning approved by NSW Government

Broadmeadow Place has been approved for re-zoning by the Minns Government.   New planning controls will enable up to 3,200 homes to be built on government-owned land, including 5 to 10 per cent affordable housing, while supporting up to 2,350 new construction jobs. The project is "the most significant urban renewal project to be undertaken in Greater Newcastle and will occur progressively over the next 30 years."

$76.5M Newcastle High School Redevlopment Project

A project is underway to redevelop Newcastle High School by upgrading facilities to meet future demand. The project will deliver a new 3-storey learning hub with a library, canteen and covered outdoor learning area , more classrooms and science labs.  The project also includes a new multipurpose facility with gymnasium, stage, fitness lab, outdoor courts, student hub and end of trip facilities.

Lake Macquarie Private Hospital - 2 major improvements approved

The region is already home to NSW's 2nd busiest hospital - John Hunter - which is currently undergoing a massive $835Million redevelopment and expansion.

Lake Macquarie Private Hospital is also set to expand with 2 State Significant Developments (SSDs) approved.  The approvals enable the construction a new hospital tower that will house surgery theatres, car parking, and consulting suites, increasing capacity from 187 beds to potentially 248 beds.  The expansion will also include critical care, intensive care, and enhanced 24-hour emergency department, radiology, and oncology services.   Additionally, the rezoning of the site and an increase in building height limits from 10 metres to 37 metres at its northern end will facilitate the the construction of a 10-storey hospital building.

$530M Belmont Desalination Project

Construction is underway at the Belmont Desal Plant - a project that will result in an additional source of supply for Hunter Water and prepare the region for population growth and future climate uncertainty.  Located within the Lake Macqaurie Council area, the project will add up to 30 million litres per day of rainfall-independent water supply to the Lower Hunter’s water system.  This is around 15% of the region’s average daily water needs.  It will also improve the resilience of the overall system and help Hunter Water to continue to support the growing community.

 

Approval for Trinity Point - The $665M "Opera House of the Lake"

The Trinity Point development is moving closer to construction after a five-year wait for approval.

Dubbed the “Opera House” of Lake Macquarie, the $665 million project is one of the region’s largest in recent years. Led by Johnson Projects, it will feature a 153-room luxury hotel, four serviced apartments, 160 waterfront apartments, and two 300-seat signature restaurants.

The site, already popular with locals and tourists, includes a 94-berth marina and the well-known 8 at Trinity restaurant.

 

Newcastle Super Yacht Facility

Newcastle is set to gain a new multi-million-dollar super yacht service facility, with at least $5 million invested by the NSW Government at the Newcastle Cruising Yacht Club (NCYC).  The facility will feature custom berths for vessels over 30 metres and upgrades to the marina. Ahead of its October 2026 launch, NCYC is funding a national and Asia Pacific marketing campaign. Once operational, it will attract high-value visitors for the NSW summer season, easing pressure on Sydney and boosting the local economy.

$115.5m Newcastle Logistics Precinct to fuel clean energy transition

The NSW Government will invest $115.5 million in a clean energy Logistics Precinct beside the Port of Newcastle. Located on a 52-hectare former BHP site, it will store equipment like wind turbines and transformers for state-wide renewable projects.

EnergyCo will partner with the Port of Newcastle to improve supply chains to renewable energy zones. Equipment will be held on a new laydown area before being trucked to project sites. This project is one of several in the region, alongside road upgrades and the Hunter REZ initiatives.

 

Newcastle Grammar's Park Campus Project now complete

After 18 months of construction, students are now enjoying the upgraded Park Campus at the region's premier school - Newcastle Grammar - in Cooks Hill. The new three-storey design maximises learning within a compact space and opened for the start of the 2025 school year.

For the first time since the late 1990s, the entire primary school (Kindergarten to Year 6) is on one site. Key features include shaded recreational areas, over 16 classrooms with collaborative corridors, and a rooftop multi-sport court with all-weather cover.

 

$95M Black Rock Motor Resort in Wakefield

Situated on the former Rhondda Colliery site in Wakefield, the Black Rock Motor Resort will make Lake Macquarie City the location of Australia’s first dedicated recreational resort park for car enthusiasts. The state-of-the-art facility will feature a 5.25km driving circuit, a 100-seat restaurant, a function space for 150 guests, and accommodation options.

With Development Approval granted, this project stands as a world-class example of repurposing former mining land and promises substantial social and economic advantages for the area.

Valued at $95 million, the development is expected to create over 460 construction jobs and 230 permanent positions once open, contributing more than $120 million annually to the local economy.

 

Missile Factory underway to support for $850M Federal Government contract with Konsberg Defence Australia

The Australian Government and Kongsberg Defence Australia announced an $850 million partnership under the Guided Weapons Explosive Ordnance (GWEO) program to manufacture and service Naval Strike Missiles and Joint Strike Missiles in the Hunter region.

A new factory will be built at the Astra Aerolab Precinct near Newcastle Airport, creating over 500 construction jobs and around 100 full-time production roles. This facility will be one of only two worldwide capable of producing these missiles, alongside the one in Kongsberg, Norway.

The project aims to boost local economic benefits by nearly $100 million and improve the productivity and global competitiveness of the region’s defence manufacturing sector.

$2.1B M1 Pacific Motorway extension to Raymond Terrace upgrade

The M1 Pacific Motorway extension and Hexham Straight widening projects are being jointly funded with a total investment of $2.1 billion - $1.68 billion provided by the Federal Government and $420 million from the NSW Government.  Construction is well underway and due for completion in 2028.

 

~$500M Newcastle Inner City Bypass - Rankin Park to Jesmond

The Australian and NSW governments are investing in the Rankin Park to Jesmond section of the Newcastle Inner City Bypass. The 3.4 kilometre bypass is well underway and is being built between Rankin Park and Jesmond, to the west of John Hunter Hospital.  It is an integral part of the current ~$1Billion redvelopment of the John Hunter Hospital.
