Buyer’s Agent process – how we work with you

You benefit from our proven 5 step process as outlined below.

You are also always in control and we communicate regularly to ensure you are comfortable, consulted and informed every step of the way.

Step 1 - Requirements and Strategy

Understanding your needs and curating a strategy are critical to success. Starting with a strategy session we unpack and prioritise the needs for your new home or investment property. We develop a summary brief for your project which includes budget, suggested approach, target suburbs, as well as detailed location and/or property characteristics.

If you’re an investor, we set target financial parameters such as yield, cash flow and projected capital growth.

Step 2 - Research

We do all the research online so you don’t have to. We also get access to property not online by leveraging relationships with sales agents or by finding off-market properties just for your brief. The research phase includes initial due diligence on every suitable property; this can include the zoning, title, environmental risks, nearby developments and initial inspection(s). Collaborating with you on potential properties, we move to acquisition once a highly suitable property is selected and agreed with you.

Step 3 - Acquisition

We attend to property inspections, liaise with real estate agents, coordinate trusted 3rd parties (conveyancer, building and pest, strata etc.) and undertake all negotiations. If a property goes to Auction we bid on your behalf.

Detailed due diligence is also done on each property, efficiently working through our 70-point checklist to ensure no stone is left unturned. We provide you with due diligence reports and this includes a curated appraisal of fair value for each taget property.

We can’t always control everything and if a competitor has more budget than us or if we decide to walk away during this phase, we move to another property or recommence research.

The Acquisition phases concludes when we have success and Contracts are exchanged.

Step 4 - Settlement (and celebration)

After Contracts are exchanged, your conveyancer/solicitor now takes a more active role. We are still working for you, keeping across developments and liaising with the agent and conveyancer to check on status.

We keep you informed and make sure you are comfortable all the way to settlement. We attend the pre-settlement inspection on your behalf and provide you and the solicitor/conveyancer with a detailed report, so that settlement can occur. Then it is time to celebrate!

Step 5 - Ongoing Support

Many property owners have a desire to acquire more assets, be they for an investment or to upsize or downsize. We view our relationship with you as long-term and are always here to support your journey with independent, professional and personalised service.

If your acquisition is an investment property, our ongoing support can include annual reviews of the asset performance to help you ensure you get maximum return on your investment.
